U.S. Housing Market Update January 2026: Price Growth Continues to Slow

“Home prices are still rising… but something big has changed.”
The U.S. housing market isn’t booming anymore—it’s slowing down.
According to the S&P CoreLogic Case-Shiller Indices, home prices increased just 0.9% year-over-year in January 2026.
“That’s a major slowdown compared to what we’ve seen in recent years.”

“So… are prices falling?”
Not exactly.
Prices are still going up—but much more slowly.
In fact, if you look closer, the market has already shifted.
In the first half of last year, prices rose about 2.2%.
But in the last six months? They actually dropped by around 1.3%.

When you adjust for inflation—real home values have actually gone down slightly.
