There is one key difference in banks lending on residential and commercial properties that you should know about:
Commercial loans are based on the asset - NOT your debt-to-income ratio (DTI).
This means you don’t have to make a certain amount of money to qualify for the loan like a residential loan.
The property’s Debt Service Coverage Ratio (DSCR) does that for you. That’s basically the cash flow left over after paying the loan.
So getting into the commercial space gives you an advantage over residential loans as long as the property will cash flow.
I’ve bought many a boutique hotel (and an apartment complex) with commercial loans and every time I’ve got one, it doesn’t show up on my credit report or affect me for any other financing.
